101 Continental is a 17-story commercial building with a 15-story above grade tower and two stories of partially below grade parking. Built in 1970, the structure utilizes pre-Northridge moment frames with unreinforced WUF-W moment connections. The building underwent a voluntary seismic upgrade to meet ASCE 41 Basic Performance Objectives of Existing Buildings (BPOE). It was quickly realized that attempting to retrofit the existing connections would not be financially feasible for the project. Implementing FVDs in the super structure reduced drifts, prevented connection retrofits, and proved to be the overall most cost-effective solution. The additional damping also prevented any significant strengthening of foundations, column bases, or diaphragms.
